I am trying to parse out only the lines with text such as the last two lines:

I think I’m close with my latest code, but I’m new to XML parsing:

Selection condition is not clear. Assume you need text elements after empty text elements (solution with Linq to Xml):

                .Elements("Text")
                .SkipWhile(t => !t.IsEmpty)
                .SkipWhile(t => t.IsEmpty)
                .Select(t => (string)t);

Returns:

"PF6=NOTE/RESL PF7=BWD PF8=FWD PF9=NEXT PF11=OPEN W/OS NO MORE W/OS"
"DIU22E-PAGING ERROR, ONLY ONE PAGE"
